DataQuick Introduces the Derived Transaction Record

DataQuick has completed the development of its Derived Transaction Record (DTR), a new property transaction record based on a methodology for extracting data from a variety of intelligence sources to identify property transactions in jurisdictions that do not compile recorder information. The methodology also identifies property transactions that are not captured as part of traditional Recorder data and coverage in jurisdictions where Recorder data is available. Thirty-three million DTRs will be added to DataQuick's National Property Database, bringing the overall number of property transactions available to 310 million. The increase in property transactions resulting from the addition of the DTRs improves the ability to track transaction history and provides a more comprehensive picture of the loans and transactions on a property, enhances Combined Loan-to-Value (CLTV) estimates and offers better insight into distressed activity on specific properties and in specific markets.

The enhancements provide more convenient access to DataQuick's innovative appraisal quality control solution. AppraisalQ(R) provides an objective and quantitative interrogation of appraisal quality that provides actionable and defensible analysis to reduce costs, improve quality and ensure compliance. DataQuick Expands Standard Recorder Layout for More Comprehensive View of Transaction Data

DataQuick has expanded its Standard Recorder layout to create a custom bundle devoted specifically to key loan transaction intelligence, including, 12 million loan modifications, loan term on 4 million mortgages, interest rates on 600,000 mortgages and details on 525,000 reverse mortgages. The Expanded Loan Transaction Record is fully integrated with DataQuick's National Property Database, adding essential intelligence to its existing 305 million detailed property transaction records and 127 million assessor records. The result of the expansion is a comprehensive view of transactions and properties to help drive business-critical decisions. The Expanded Loan Transaction Record gives originators better insight on interest rates to identify potential new customers and fuel demand generation campaigns. It provides servicers access to additional information for properties in their portfolios in order to gain a more complete picture of overall risk and opportunity.
