Advance Residence Investment Corporation Announces Earnings Results for the Six Months Ended July 31, 2014; provides earnings guidance for the six months ending January 31, 2015 and six months ending July 31, 2015

Advance Residence Investment Corporation announced earnings results for the six months ended July 31, 2014. For the period, the company reported operating revenues of JPY 14,668 million, operating income of JPY 7,504 million, ordinary income of JPY 5,880 million, net income of JPY 5,880 million, earnings per share of JPY 4,526 and FFO per share of JPY 6,413. Earnings per unit (EPU) increased by JPY 108 to JPY 4,523 against the JPY 4,415 of last fiscal period. The increase in EPU was achieved by following through disclosed policies and strategies in external growth, internal growth and financial strategy and with some help from a one-off income. The company provided earnings guidance for the six months ending January 31, 2015 and six months ending July 31, 2015. For the second six months ending January 31, 2015, the company expects operating revenues of JPY 14,545 million, operating income of JPY 7,380 million, ordinary income of JPY 5,811 million, net income of JPY 5,811 million and earnings per share of JPY 4,470. For the six months ending July 31, 2015, the company expects operating revenues of JPY 14,646 million, operating income of JPY 7,358 million, ordinary income of JPY 5,812 million, net income of JPY 5,811 million and earnings per share of JPY 4,470.

Advance Residence Investment Corporation Announces Decisions Regarding Debt Financing and Repayment of Loans

Advance Residence Investment Corporation announced its decisions regarding debt financing of ¥13,850,000,000 and repayment of loans. The fund will be used to repay existing loans (¥11,067,384,000) and acquire an asset (RESIDIA Shin-osaka). Except for the amortization, existing loans (¥11,067,384,000 yen) are loans with original repayment date before end of January 2015. By concluding loan contracts early before the original repayment date, the company intends "long-term, stable dividend" to fix the interest rates under the current low level of interest rates.
