Ares Commercial Real Estate Corporation, a specialty finance company, is engaged in principal lending and mortgage banking of commercial real estate (CRE) investments. The company operates in two segments: Principal Lending and Mortgage Banking. It provides flexible financing solutions for commercial real estate owners and operators; and originates, manages, and services a portfolio of commercial real estate (CRE) debt-related investments. The company’s investments include transitional senior mortgage loans; stretch senior mortgage loans; bridge loans; subordinated real estate loans; and other select CRE debt and preferred equity investments. Ares Commercial Real Estate Corporation have elected and qualified to be taxed as a real estate investment trust to the extent that it distribute at least 90% of REIT taxable income under the Internal Revenue Code of 1986. Ares Commercial Real Estate Management LLC operates as the manager of the company. Ares Commercial Real Estate Corporation was founded in 2011 and is headquartered in Chicago, Illinois.

Ares Commercial Real Estate Corporation Closes Two New Financings Totaling $489 Million

Ares Commercial Real Estate Corporation announced that through a wholly owned subsidiary, it entered into a new $180 million facility with Metropolitan Life Insurance Company, and in a separate transaction through another wholly owned subsidiary, it also closed its $309 million securitization, which was initially announced on August 4, 2014. The MetLife Facility is a secured funding facility that will be used by ACRE to finance commercial real estate loans. It will have an initial maturity date of August 12, 2017, with two one-year renewal options subject to the satisfaction of certain conditions. On August 15, 2014, ACRE closed its $309 million securitization, ACRE Commercial Mortgage FL2014-2. At closing, $309 million of investment grade bonds were sold to third parties at an initial weighted average coupon of LIBOR plus 145 basis points before expenses. As of June 30, 2014 and pro forma for the closing of the $75 million City National Bank credit facility, which was announced on July 31, 2014, the $180 million MetLife Facility, and the $309 million securitization, ACRE has approximately $1.7 billion of borrowing capacity from a diverse set of sources, including commercial banks, insurance companies and the capital markets to support the expansion of its loan portfolio.

Ares Commercial Real Estate Corporation announced unaudited consolidated earnings results for the second quarter and six months ended June 30, 2014. For the quarter, the company reported net income of $6.6 million or $0.23 per basic and diluted share compared to $3.3 million or $0.32 per basic and diluted share a year ago. Total revenue was $19.2 million against $6.2 million a year ago. Income from operations before income taxes was $6.7 million against $3.3 million a year ago. Net interest margin was $10.9 million against $6.2 million a year ago. For the six months, the company reported net income of $11.4 million or $0.40 per basic and diluted share compared to $3.6 million or $0.37 per basic and diluted share a year ago. Total revenue was $34.6 million against $11.5 million a year ago. Income from operations before income taxes was $10.8 million against $3.6 million a year ago.
