Balder Builds 184 Apartments in Central Copenhagen

Balder has signed an agreement with Skanska regarding the construction of 184 apartments in Havneholmen, centrally located in Copenhagen harbor. The lettable area amounts to 17,574 sq.m. and the investment amounts to approximately SEK 575 million. The construction has already commenced and will be completed during the first quarter 2016. The homes are constructed with high quality and located in an area full of life and activity. On one side of the dwellings, a park with fruit trees and green spaces will be built and on the other side, a marine environment with houseboats and boating with direct access to the water will be developed.

Balder and Elof Hansson Set Up JV for Property Deal

Fastighets AB Balder announced it had established a joint venture with Elof Hansson Fastigheter AB, with the parties set to split ownership of a commercial and residential site. The joint venture is buying a property in central Gothenburg from HSB Goteborg, with the underlying value of the asset put at SEK 570 million (USD 82 million/EUR 62.1 million). The partners expects to assume ownership on 1 October 2014, each of them holding 50%.

Fastighets AB Balder (publ) announced consolidated and parent earnings results for the second quarter and six months ended June 30, 2014. For the quarter, on consolidated basis, the company reported rental income of SEK 627 million against SEK 454 million a year ago. Net operating income was SEK 436 million against SEK 322 million a year ago. Operating profit was SEK 1,607 million against SEK 486 million a year ago. Profit before tax was SEK 1,286 million against SEK 562 million a year ago. Net profit for the period was SEK 1,087 million against SEK 445 million a year ago. Profit from property management before tax, was SEK 303 million or SEK 1.56 per ordinary share against SEK 217 million or SEK 1.18 per ordinary share a year ago. Profit after tax per ordinary share, was SEK 6.39 against SEK 2.60 a year ago. Cash flow from operating activities was SEK 241 million against SEK 60 million a year ago.
