Fastighets AB Balder Reports Consolidated and Parent Company Earnings Results for the Third Quarter and Nine Months Ended September 30, 2014

Fastighets AB Balder reported consolidated and parent company earnings results for the third quarter and nine months ended September 30, 2014. For the quarter, rental income was SEK 655 million against SEK 461 million a year ago. Net operating income was SEK 494 million against SEK 345 million a year ago. Operating profit was SEK 619 million against SEK 474 million a year ago. Profit before tax was SEK 354 million against SEK 415 million a year ago. Net profit was SEK 289 million against SEK 332 million a year ago. Profit after tax per ordinary share was SEK 1.47 against SEK 1.87 a year ago. Cash flow from operating activities was SEK 175 million against SEK 240 million a year ago. Acquisition of properties was SEK 544 million against SEK 190 million, last year. Return on equity, ordinary share was 9.7% against 11.4% a year ago. Return on total assets was 5.4% against 6.1% a year ago. For the nine months, rental income was SEK 1,848 million against SEK 1,363 million a year ago. Net operating income was SEK 1,279 million against SEK 938 million a year ago. Net profit was SEK 561 million against SEK 399 million a year ago.

Balder Builds 184 Apartments in Central Copenhagen

Balder has signed an agreement with Skanska regarding the construction of 184 apartments in Havneholmen, centrally located in Copenhagen harbor. The lettable area amounts to 17,574 sq.m. and the investment amounts to approximately SEK 575 million. The construction has already commenced and will be completed during the first quarter 2016. The homes are constructed with high quality and located in an area full of life and activity. On one side of the dwellings, a park with fruit trees and green spaces will be built and on the other side, a marine environment with houseboats and boating with direct access to the water will be developed.

Balder and Elof Hansson Set Up JV for Property Deal

Fastighets AB Balder announced it had established a joint venture with Elof Hansson Fastigheter AB, with the parties set to split ownership of a commercial and residential site. The joint venture is buying a property in central Gothenburg from HSB Goteborg, with the underlying value of the asset put at SEK 570 million (USD 82 million/EUR 62.1 million). The partners expects to assume ownership on 1 October 2014, each of them holding 50%.
