Choice Properties Real Estate Investment Trust announced consolidated unaudited financial results for the third quarter and nine months ended September 30, 2014. For the quarter, the company reported rental revenue of CAD 170,293,000 against CAD 153,655,000 a year ago. Net operating income was CAD 118,551,000 against CAD 108,159,000 a year ago. Net income was CAD 122,306,000 against CAD 73,626,000 a year ago. Funds from operations were CAD 85,627,000 against CAD 76,128,000 a year ago. This increase was primarily attributable to NOI from acquisitions and lower general and administrative expenses of CAD 1.0 million, which were partially offset by higher financing charges of CAD 7.7 million. Funds from operations excluding other charges were CAD 87,999,000 or CAD 0.229 per diluted share against CAD 79,102,000 or CAD 0.220 per diluted share a year ago. Adjusted funds from operations were CAD 72,668,000 against CAD 66,259,000 a year ago. AFFO per diluted unit was CAD 0.189 against CAD 0.184 a year ago. Cash flows from operating activities were CAD 119,994,000 against CAD 152,608,000 a year ago. Additions to investment properties were CAD 21,236,000 against CAD 1,165,000 a year ago. Additions to fixtures and equipment were CAD 2,364,000 against CAD 3,451,000 a year ago. Net income per diluted unit was CAD 0.318 against CAD 0.205 a year ago.
