SL Green Realty Corp. Acquires Land Under NYC Buildings

SL Green Realty Corp. announced that it have acquired the land under 760 Madison Ave. and 19-21 E 65th St. in Manhattan, N.Y., for $282.4 million. The company already owns the package of retail and residential buildings on the land in partnership with retail investor Jeff Sutton and residential landlord Stonehenge Partners. The existing buildings comprise a total of 40,078 square feet, including 18 residential units and seven commercial spaces. The 16,468-square foot retail building at 760 Madison is home to luxury brand Armani, with a lease that runs through 2025, while the residential portion of the 65th Street properties called Stonehenge Mews 65th is being rented out by Stonehenge. The trio had purchased the ground lease with about 70 years remaining on it for $14 million from owner David Frankel, but the land, owned by Weatherley 65th Street, was not part of the deal. The land purchase closed July 21, 2014 which has over 49,293 square feet in excess development rights.

SL Green Realty Corp. (NYSE:SLG) is looking for acquisitions. Andrew Mathias, President of SL Green Realty Corp. said, "With an interesting pipeline on the office front and the residential front for the balance of the year, we would expect acquisitions to top $1 billion this year making it one of our most active years in terms of acquisitions in the last couple of years. We are actively evaluating the next potential asset sale candidates as well as we continue to view this market is an excellent time to monetize as well as to make new investments."
