The fund benchmarks the performance of its portfolio against the S&P 500 Index, Berkshire Hathaway Index, and MSCI REIT Index. HCP, Inc. was formed in 1985 and is based in Irvine, California with additional office in Nashville and San Francisco.

A California-based real estate investment trust plans to buy and tear down troubled Westchester Plaza and build a $108.6 million development at the Summit Avenue site. Executives with HCP, Inc. (NYSE:HCP) did not return phone calls requesting additional information about the project, reported Star-Telegram. Becky Mayad, a spokeswoman for the owners of Westchester Plaza, including Doug Sweeney and Jeff Bryant, said they are under a confidentiality agreement and cannot talk about the proposed project.

HCP, Inc. reported un-audited consolidated earnings results for the second quarter and six months ended June 30, 2014. For the quarter, the company reported total revenues of $536.1 million compared to $512.2 million, income before income taxes and equity income from unconsolidated joint ventures of $208.9 million compared to $199.9 million, income from continuing operations of $222.3 million or $0.48 per basic and diluted share compared to $213.9 million or $0.46 per basic and diluted share, net income applicable to common shares of $218.4 million or $0.48 per basic and diluted share compared to $213.0 million or $0.47 per basic and diluted share, FFO applicable to common shares of $336.5 million or $0.73 per diluted share compared to $327.7 million or $0.72 per diluted share, FFO as adjusted applicable to common shares of $343.3 million or $0.75 per diluted share compared to $327.7 million or $0.72 per diluted share for the last year. For the six months, the company reported total revenues of $1,066.1 million compared to $1,023.4 million, income before income taxes and equity income from unconsolidated joint ventures of $429.7 million compared to $417.6 million, income from continuing operations of $456.2 million or $0.98 per basic and diluted share compared to $445.5 million or $0.96 per basic and diluted share, net income applicable to common shares of $476.4 million or $1.04 per basic and diluted share compared to $443.1 million or $0.97 per diluted share, FFO applicable to common shares of $679.6 million or $1.48 per diluted share compared to $667.2 million or $1.46 per diluted share, FFO as adjusted applicable to common shares of $686.4 million or $1.49 per diluted share compared to $667.2 million or $1.46 per diluted share for the last year. Net cash provided by operating activities was $607.7 million compared to $571.6 million acquisitions of real estate of $285.4 million compared to $60.4 million and development of real estate of $72.3 million compared to $8.64 million for the last year. For full year 2014, the company expect: FFO to range between $3.01 and $3.07 per share; FFO as adjusted to range between $2.97 and $3.03 per share; FAD to range between $2.50 and $2.56 per share; and EPS to range between $2.02 and $2.08. These estimates reflect the pending impact of the Brookdale Transaction, but do not reflect the potential impact of future acquisitions. The increase in FFO and adjusted FFO is driven by a $0.01 accretive benefit from acquisitions closed during second quarter, plus the $0.04 net benefit from transaction-related items that consist of the $0.08 net gain anticipated in third quarter from the closing of Brookdale's transaction described earlier partially offset by $0.04 of transaction costs in connection with the Brookdale and U.K. portfolio transactions.
