The company operates in two segments, KW Investments and KW Services. The KW Investments segment invests in various types of real estate investments, such as commercial real estate that includes office, industrial, retail, and mixed-use assets; and multifamily properties. This segment also offers loan originations/discounted loan purchases, which include individual notes on various real estate property types, as well as portfolios of loans purchased from financial institutions, corporations, and government agencies. In addition, it invests in residential properties, including land for entitlements, finished lots, urban infill condominium sites, and condominium projects, as well as invests in hotels and marketable securities. The KW Services segment offers real estate services for the full lifecycle of real estate ownership to clients that include financial institutions, institutional investors, insurance companies, developers, builders, and government agencies. This segment offers acquisition, asset management, and disposition services to its equity partners, as well as to third parties; and data and analytics for the residential real estate development and new home construction industry. It also provides marketing and sales strategies for various types of commercial and residential real estate, including single family homes, mixed-use developments, estate homes, multifamily dwellings, new home projects, conversions, and scattered properties. In addition, this segment manages commercial real estate for third-party clients and fund investors; and offers marketing programs for various investment grade and income producing real estate properties. Kennedy-Wilson Holdings, Inc. was founded in 1977 and is headquartered in Beverly Hills, California.

Kennedy-Wilson Holdings, Inc. reported unaudited consolidated earnings results for the second quarter and six months ended June 30, 2014. For the quarter, the company reported net income to common shareholders of $36.3 million or $0.38 per diluted share compared to net loss to common shareholders of $2.5 million or $0.03 per basic and diluted share for the same period in 2013. Total revenue was $92.0 million compared to $36.4 million last year. Operating income was $34.4 million compared to $11.1 million last year. Income before income taxes was $89.1 million compared to loss before income taxes of $1.8 million last year. Net income was $63.7 million compared to net loss of $1.3 million last year. Adjusted EBITDA was $122.2 million, up 237% from $36.3 million for the same period in 2013. Adjusted net income was $64.2 million or $0.72 per basic share compared to $14.8 million or $0.21 per basic share for the same period in 2013. For the six months, the company reported net income to common shareholders of $46.8 million or $0.50 per diluted share compared to net loss to common shareholders of $6.1 million or $0.09 per basic and diluted share last year. Kennedy Wilson Acquires Shelbourne Hotel

The Shelbourne Hotel has been acquired by Kennedy Wilson, which is planning to invest millions of euro into the business to build five-star hotel in Dublin. The acquisition was effected on July 31, 2014 night via a pre-pack receivership, with Ernst & Young restructuring partner Luke Charleton appointed to handle the process. Ownership of this prized asset has switched from Jerry O'Reilly and John Sweeney, the remaining owners from a consortium that acquired the hotel in 2004. Other members of the consortium included Bernard McNamara. The hotel's 246 bedrooms are already being upgraded, in a EUR 3 million investment that will conclude in November.

Kennedy Wilson Acquires Three-Property 1,212 Unit Multifamily Portfolio in South Seattle Area for $127 Million

Kennedy Wilson announced that the company acquired a multifamily portfolio comprised of three properties located across southern submarkets of Seattle, Washington. The portfolio consists of 1,212 units and was purchased for $127 million. The company invested $45 million of equity in the transaction and assumed $85 million of financing, fixed at 4.25%, from Freddie Mac. Located in the Tumwater area of Olympia, WA, Montair at Somerset Hill consists of 396 units and offers a mix of one-, two- and three-bedroom units averaging 933 square feet. Residents of the property enjoy 180 degree views of the Puget Sound, Mount Rainier and the Capital Dome. The Tumwater area boasts top schools, a strong job base, high median home values, strong local retail and access to recreational amenities. Rock Creek Landing is situated in Kent, WA, and is comprised of 576 units, which include a mix of studios, one-, two- and three-bedroom units averaging 786 square feet. The property is set in the heart of the Kent Valley Employment Center, and Kent Station, a 20-acre retail lifestyle center, is located less than a mile from the property, providing tenants with convenient access to high-end retail. Stone Pointe is located in University Place, WA, and offers 240 one-, two- and three-bedroom units averaging 894 square feet. The property is found in the exclusive University Place neighborhood in Pierce County and is surrounded by upscale single-family neighborhoods, grocery stores, restaurants and top-rated schools. It is also located just two miles east of Chambers Bay Golf Course, host of the 2015 U.S. Open.
