FFO was $55.2 or $1.25 per share which represents a 12% growth over the prior year. The company provides earnings guidance for the second quarter, third quarter, fourth quarter and full year of 2013. For the second quarter, the company expects FFO per Share to be $1.16 to $1.28. For the third quarter 2013, the company expects FFO per Share to be $1.13 to $1.25. For the fourth quarter 2013, the company expects FFO per Share to be $1.15 to $1.27. For the full-year 2013, FFO per Share guidance to a range of $4.77 to $4.97 is appropriate, including $1.7 million, or $0.04 per Share, of acquisition expenses. The company expects recurring capital expenditures of $29 million to $30 million, producing AFFO per Share of $4.10 to $4.30.
