Norwegian Property Enters into Lease Contract with Google Norway

Norwegian Property ASA has entered into a lease contract with Google Norway AS for an area of approximately 2,500 square meters of offices in Kaibygning I (previously Stranden 5) at Aker Brygge in Oslo. The lease length is in excess of 5 years and the tenant is expected to move in March/April 2015. The rent is agreed on market terms and reflects both the attractiveness of Aker Brygge and the standard of the office space. The property Kaibygning I (Stranden 5) will be completely refurbished and the project will be completed during the first quarter 2015. Total space for Kaibygning I is 30-800 square meters. Total letting ratio is currently 91%, and remaining space to be let include only approximately 600 square meters of offices in addition to some smaller retail and storage spaces.

Norwegian Property ASA Enters into New Lease Contract for Badehusgaten 37 in Stavanger

Norwegian Property ASA entered into a lease contract with the Telenor Eiendom Holding AS for an area of 2,552 square meters in Badehusgaten 37 in Stavanger. The lease length is 5.5 years and the tenant is expected to move in at the end of first quarter 2015. Telenor is now located in Forusbeen 35 and the rent in Badehusgaten 37 will start when the current lease term with Norwegian Property in Forusbeen 35 ends in the beginning of the fourth quarter 2015. Two lease contracts have now been entered for Badehusgaten totaling 4,320 square meters, with the addition of parking and storage.

Norwegian Property ASA Reports Earnings Results for the Third Quarter and Nine Months Ended September 30, 2014

Norwegian Property ASA reported earnings results for the third quarter and nine months ended September 30, 2014. For the quarter, the company reported gross rental income of NOK 187.0 million compared to NOK 172.0 million reported in the same period last year. Operating result before value adjustments was NOK 139.5 million against NOK 123.7 million reported last year. Operating result was NOK 229.3 million against NOK 57.6 million reported last year. Profit before income tax was NOK 106.0 million against NOK 17.7 million reported last year. Profit for the period was NOK 207.6 million or NOK 0.38 per share against NOK 21.5 million or NOK 0.04 per share reported last year. Cash out flow from operating activities was NOK 84.5 million against NOK 25.6 million reported last year. Purchase of tangible assets and subsidiaries was NOK 397.1 million against NOK 320.7 million reported last year. For the nine months, the company reported gross rental income of NOK 556.0 million compared to NOK 600.2 million reported in the same period last year. Operating result before value adjustments was NOK 415.9 million against NOK 465.5 million reported last year. Operating result was NOK 615.6 million against operating loss of NOK 42.4 million reported last year. Profit before income tax was NOK 135.5 million against loss before income tax of NOK 218.0 million reported last year. Profit for the period was NOK 215.8 million or NOK 0.39 per share against loss of NOK 174.2 million or NOK 0.32 per share reported last year.
