Post Properties Inc. announced unaudited consolidated earnings results for the third quarter and nine months ended September 30, 2014. The company reported net income available to common shareholders of $132.8 million, or $2.44 per diluted share, for the third quarter of 2014, compared to $18.1 million, or $0.33 per diluted share, for the third quarter of 2013. FFO for the third quarter of 2014 was $26.2 million, or $0.48 per diluted share, compared to $39.9 million, or $0.73 per diluted share, for the third quarter of 2013. For the third quarter of 2014, Core FFO (excluding FFO from condominium activities) was $25.4 million, or $0.47 per diluted share, compared to $34.6 million, or $0.63 per diluted share, for the third quarter of 2013. Total revenues were $96,461,000 against $93,394,000 a year ago. Operating income was $27,861,000 against $24,703,000 a year ago. Income from continuing operations was $156,435,000 against $18,632,000 a year ago. Adjusted funds from operations available to common shareholders and unitholders was $33,271,000 or $0.61 per diluted share against $33,358,000 or $0.61 per diluted share a year ago. Net income available to common shareholders for the nine months ended September 30, 2014, was $192.9 million, or $3.54 per diluted share, compared to $64.0 million, or $1.17 per diluted share, for the nine months ended September 30, 2013. FFO for the nine months ended September 30, 2014 was $93.0 million, or $1.70 per diluted share, compared to $128.3 million, or $2.34 per diluted share, for the nine months ended September 30, 2013. For the nine months ended September 30, 2014, Core FFO (excluding FFO from condominium activities) was $91.4 million, or $1.67 per diluted share, compared to $100.8 million, or $1.84 per diluted share, for the nine months ended September 30, 2013. Total revenues were $284,999,000 against $269,032,000 a year ago. Operating income was $79,821,000 against $72,453,000 a year ago. Income from continuing operations was $218,679,000 against $65,760,000 a year ago. Adjusted funds from operations available to common shareholders and unitholders was $93,795,000 or $1.72 per diluted share against $106,349,000 or $1.94 per diluted share a year ago. The company now expects core FFO, before debt extinguishment losses of $2.66 to $2.67, core FFO of $2.36 to $2.37, condo FFO of $0.03, FFO of $2.39 to $2.40 and core AFFO of $2.20 to $2.22 for the year 2014 from core FFO, before debt extinguishment losses of $2.62 to $2.66, core FFO of $2.30 to $2.35, condo FFO of $0.015, FFO of $2.32 to $2.37 and core AFFO of $2.16 to $2.21 provided previously. It now expects revenue of 2.80% to 2.90% and net operating income of 1.50% to 1.70% against revenue of 2.70% to 3.00% and net operating income of 1.00% to 1.60% provided previously. The company anticipates that net income available to common shareholders will be in the range of $3.82 to $3.84 per diluted share for the full year 2014. The difference between net income available to common shareholders and FFO per diluted share includes depreciation on real estate assets, which is anticipated to be $1.56 to $1.57 per diluted share and net gains on sales of real estate assets of $3.00 per diluted share for the full year 2014.

Post Properties Inc. (NYSE:PPS) is seeking acquisitions. Dave Stockert, President and Chief Executive Officer of PPS said, “We expect to continue growing our business organically by creating value through development and selectively acquiring assets that improve the overall quality, age or geographic mix of the portfolio. We expect to continue funding a portion of these investments through periodic harvesting of existing older assets where we believe we can garner attractive prices. At our size, such a strategy allows us to positively move the dial on bottom-line results while managing risks. We are not presently pursuing any large portfolio or Company acquisition."
