Sabra Health Care REIT, Inc. Declares Quarterly Cash Dividend on Common Stock and Series A Preferred Stock, Payable on November 26, 2014

On November 3, 2014, the board of directors of Sabra Health Care REIT, Inc. declared a quarterly cash dividend of $0.39 per share of common stock, a $0.01 increase over the quarterly dividend with respect to the second quarter of 2014 and $0.05 increase over the quarterly dividend with respect to third quarter of 2013. The dividend will be paid on November 26, 2014 to common stockholders of record as of the close of business on November 14, 2014. Also on November 3, 2014, the board of directors declared a quarterly cash dividend of $0.4453125 per share of Series A Preferred Stock. The dividend will be paid on November 26, 2014 to preferred stockholders of record as of the close of business on November 14, 2014.

Sabra Health Care REIT, Inc. Announces Consolidated Earnings Results for the Third Quarter and Nine Months Ended September 30, 2014; Reaffirms Earnings Guidance for 2014

Sabra Health Care REIT, Inc. announced consolidated earnings results for the third quarter and nine months ended September 30, 2014. For the third quarter of 2014, normalized FFO, normalized AFFO and net income attributable to common stockholders per diluted common share were $0.51, $0.51 and $0.31, respectively, compared to $0.47, $0.43 and $0.24, respectively, for the third quarter of 2013. Included in Normalized FFO and net income attributable to common stockholders for the third quarter of 2014 was $2.0 million ($0.04 per diluted common share) of acquisition pursuit costs primarily related to the Holiday Retirement portfolio acquisition. During the third quarter of 2014, revenues increased 34% over the same period in 2013, from $32.9 million to $44.0 million and generated $42.3 million of cash from operating activities compared to $26.2 million during the same period of 2013. For the third quarter of 2014, normalized FFO, normalized AFFO and net income attributable to common stockholders were $24,563,000, $24,622,000 and $14,643,000 respectively against normalized FFO, normalized AFFO and net income attributable to common stockholders of $17,851,000, $16,261,000 and $9,242,000 respectively. For the nine months, total revenues were $127,807,000 and net income attributable to common stockholders was $17,020,000 or $0.39 per diluted share against total revenues of $97,223,000 and net income attributable to common stockholders of $15,310,000 or $0.41 per diluted share a year ago. FFO was $45,887,000 against $40,036,000 a year ago. Normalized FFO was $71,335,000 against $50,907,000 a year ago. AFFO was $48,473,000 against $38,464,000 a year ago. Normalized AFFO was $69,351,000 against $48,476,000 a year ago. Diluted FFO was $1.05 against $1.06 a year ago. Diluted normalized FFO was $1.63 against $1.35 a year ago. Diluted AFFO was $1.10 against $1.01 a year ago. Diluted normalized AFFO was $1.57 against $1.27 a year ago. Net cash provided by operating activities was $71,239,000 against $49,211,000 a year ago. Acquisitions of real estate was $721,879,000 against $6,175,000 a year ago. Additions to real estate was $1,151,000 against $388,000 a year ago. The company reaffirmed previously issued guidance for the year.
