SL Green Realty Corp. and The Moinian Group on April 24, 2013 announced that CVS Caremark Corporation has signed a new 15-year lease for 21,159 square feet covering the vacant portion of the ground and a portion of the second floors at 3 Columbus Circle, the 768,565-square-foot office building formerly known as 1775 Broadway. Occupying the entire block between Broadway and Eighth Avenue, the newly-redeveloped, 26-story building commands a premier Westside location, steps from the roundabout at Columbus Circle. SL Green together with partner, The Moinian Group, recently completed a building-wide redevelopment that includes a new glass façade, relocated and expanded lobby, new elevators, new bathrooms, electric distribution and extensive HVAC, security and related infrastructure upgrades. The building's anchor office tenant is the world headquarters for Young & Rubicam. Jason Pruger, Newmark Grubb Knight Frank represented CVS in the transaction, while Jeff Winick of Winick Realty Group acted on behalf of the landlord.
SL Green Realty Corp. and Vornado Realty Trust announced two new leases totaling 99,082 square feet at 280 Park Avenue, the 1.2 million-square-foot, 43-story Class A office building located between East 48(th) and 49(th) Streets. Blue Mountain Capital, a prominent asset manager focused on the credit markets and equity derivatives markets, signed a 10-year lease covering 49,541 square feet on the entire 12th floor. Blue Mountain will relocate from the 5th floor where it has a short term lease covering 22,250 square feet. Promontory Financial Group LLC, a leading strategy, risk management and regulatory compliance consulting firm focusing primarily on the financial services industry, signed a 10-year lease, covering 49,541 square feet on the entire 11th floor. Promontory will relocate from the 40th floor where it has a short term lease covering 19,495 square feet. These transactions follow other recent 2012 leasing activity at the building, including an early renewal with Cohen & Steers for 87,677 square feet and renewal and expansion with Viking Global Investors covering 40,399 square feet. The leasing activity reflects market enthusiasm for the comprehensive $125 million redevelopment plan currently being executed by the SL Green/Vornado partnership. The project will position 280 Park as a premier, property strategically located in the desirable Grand Central Terminal submarket.
SL Green Realty Corp. announced retail leases with Urban Outfitters and TD Bank at 180 Broadway, a soon to be completed ground-up, mixed-use development in lower Manhattan owned by SL Green, Jeff Sutton and Harel Insurance. The transactions bring the project to 100% leased following the conveyance to Pace University of a long-term ground lease condominium interest for the balance of the building. Urban Outfitters signed a 15-year, three-floor, 21,653-square-foot lease and TD Bank inked a 20-year, 2,752-square-foot bank branch lease.
