Sun Communities, Inc. operates as a real estate investment trust (REIT). It owns, operates, and develops manufactured housing communities in the midwestern, southern, and southeastern United States. As of April 1, 2011, it owned and operated a portfolio of 136 communities comprising approximately 47,600 developed sites. As a REIT, it would not be subject to federal tax to the extent that it distributes at least 90% of its taxable income to its shareholders. The company, through its subsidiary, Sun Home Services, Inc., also involves in marketing, selling, and leasing new and pre-owned homes. Sun Communities, Inc. was founded in 1975 and is headquartered in Southfield, Michigan.

Alceon May Sell Its Modular Park Business

Alceon Group Pty Limited's senior management may have been turning their attention to the acquisition of Noni B of late, but it appears it is not the only transaction at the forefront of their minds. There could be moves afoot by Alceon to sell its modular park business. It is understood that talks have been held between Alceon and Sun Communities Inc. (NYSE:SUI) about a deal, while American Land Lease Inc. is also thought to have been sounded out as a potential buyer. Sources say Alceon needs to make an exit by September 2015 due to some of its fund arrangements and if a trade sale does not happen, an IPO could be the other option.

Sun Communities Inc. reported unaudited consolidated earnings results for the third quarter and nine months ended September 30, 2014. For the quarter, total revenue was $125.435 million against $107.201 million a year ago. Net income attributable to the company was $24.185 million or $0.54 per diluted share against $5.263 million or $0.10 per diluted share a year ago. Funds from operations were $39.692 million or $0.91 per diluted share against $31.508 million or $0.80 per diluted share a year ago. Net operating income was $49.837 million against $45.628 million a year ago. For the nine months, total revenue was $352.003 million against $310.264 million a year ago. Net income attributable to the company was $39.987 million or $0.89 per diluted share against $15.070 million or $0.31 per diluted share a year ago. Funds from operations were $108.942 million or $2.59 per diluted share against $88.093 million or $2.36 per diluted share a year ago. Net operating income was $154.030 million against $142.302 million a year ago. For the third quarter of 2014, the company reported asset impairment charge of $0.837 million. The company’s FFO per fully diluted share is expected to be $0.67 to $0.71 for the fourth quarter, bringing 2014 full year guidance to $3.36 to $3.40.
