Property Services The company’s worldwide team of industry veterans continually collaborates with hotel owners on various aspects of their operations and creates detailed and individualized strategies for success. It makes a contribution to hotel operations resulting in improved RevPAR performance for its hotel owners by providing major services, such as system integration, operations support, training, strategic sourcing, and development planning and construction. The company also provides hotel owners with property management system software that synchronizes each hotel's inventory with its central reservations platform. These systems assist hotel owners with managing their rooms inventory (room nights), rates (average daily rate (ADR)), and reservations, which improves its ability to deliver reservations at the right price to guests for its hotel owners. New Development As of December 31, 2013, the company had approximately 970 hotels and 114,000 rooms in its development pipeline. In North America, it employs a direct franchise model whereby the company contracts with and provides various services and reservations assistance directly to independent owner-operators of hotels. Under its direct franchise model, the company principally markets its lodging brands to hotel developers, owners of independent hotels and hotel owners who have the right to terminate their existing franchise affiliations with other lodging brands. The company also markets franchises to existing franchisees since majority owns, or might own in the future, other hotels that could be converted to one of the company’s brands. Although, the company employs a direct franchise model in North America, it has two company-owned hotels. The Bonnet Creek hotel, which is situated in its Bonnet Creek vacation ownership resort near the Walt Disney World resort in Florida, enables the company to utilize the synergies of the company's hotel and vacation ownership elements. The Rio Mar hotel, which is located in Rio Grande, Puerto Rico, is a luxury oceanfront property that includes premier restaurants, a spa, casino, golf course, and business center. The company also holds land at this location for future vacation ownership development. While the company employs a direct franchising model in China for its Wyndham and Ramada brands, the company uses a master franchise model for its Super 8, Days Inn, and Howard Johnson brands. Under the company’s master franchise model, it principally markets its lodging brands to third parties that assume the principal role of franchisor, which entails selling individual franchise agreements and providing quality assurance and marketing and reservations support to franchisees. Strategies Wyndham Hotel Group is strategically focused on utilizing the strength of the company to deliver improved value proposition to its franchisees and owners.
